A parking deck is the hardest working concrete a building owns. It carries traffic, road salt, standing water and thermal movement at the same time, and chlorides work their way into the slab and attack the reinforcement inside it. Left alone that stops being a maintenance item and becomes a structural one. Garage work is sequenced bay by bay and level by level, so the structure keeps operating while it is repaired.

Local Law 11 puts every building over six storeys on a five year facade inspection cycle. An unsafe condition starts a clock, and a SWARMP condition has to be corrected before the next cycle comes round. We work the whole sequence: getting the engineer the access needed to make the survey, carrying out the repair, and clearing the violation the filing generated.
The same organisation carries the job the whole way, which is what makes the programme dates hold.

Local Law 11, now administered as the Facade Inspection Safety Program, requires buildings taller than six storeys to have their exterior walls inspected by a qualified professional on a five year cycle. Conditions are reported as safe, unsafe, or SWARMP. Unsafe conditions require immediate action and protection, and SWARMP conditions must be corrected before the next cycle.
